Lancaster House is a grand mansion beside St James's Palace in London, built from the 1820s and known earlier as York House and then Stafford House. In 1913 the soap magnate Sir William Lever bought it, renamed it, and gave it to the nation. From then on the government used it for official hospitality, state receptions, and diplomatic meetings.
As Britain began to give up its colonies, Lancaster House became the standard venue for the constitutional talks that set the terms of independence. From the mid-1950s to the 1970s, colony after colony sent delegations there to bargain with the Colonial Office. The choice of a state mansion signalled ceremony and finality, marking each handover as a formal act of the Crown.
The Gold Coast's road to independence as Ghana did not run through a set-piece Lancaster House conference in the way later handovers did. Britain tied independence to a 1956 general election, which Kwame Nkrumah's Convention People's Party won convincingly. Parliament then passed the Ghana Independence Act, and the Gold Coast became independent as Ghana on 6 March 1957, the first British colony in sub-Saharan Africa to do so.
From January to February 1956 the Malay rulers and Tunku Abdul Rahman's Alliance met Colonial Secretary Alan Lennox-Boyd at Lancaster House. They agreed that Malaya would become independent by August 1957 and set up the Reid Commission to draft a constitution. The talks protected the position of the rulers and the Malays, an early example of the round-table formula later used across Africa.
Nigerian delegations met at Lancaster House in 1957 and again in 1958 to build a federal constitution balancing the Northern, Western, and Eastern regions. Leaders including Abubakar Tafawa Balewa, Obafemi Awolowo, and Nnamdi Azikiwe worked out the shape of self-government and the powers of the regions. The talks fixed 1 October 1960 as the date Nigeria would become independent.
On 19 February 1959 Britain, Greece, Turkey, and the two Cypriot community leaders, Archbishop Makarios and Fazil Kucuk, signed the London Agreement at Lancaster House. Building on terms agreed at Zurich days earlier, it set up an independent Cyprus with a Greek Cypriot president and a Turkish Cypriot vice-president and fixed power-sharing quotas. Cyprus became independent in August 1960, though the constitution soon broke down.
From January to February 1960 Colonial Secretary Iain Macleod chaired the first Kenya conference and conceded the principle of eventual African majority rule. The new constitution opened a path to an African majority in the legislature and ended the White Highlands as a whites-only preserve. It broke the settlers' political grip and is often treated as the turning point in Kenya's decolonisation.
The 1960 concessions divided Kenya's white settlers. Michael Blundell led moderates who accepted a multiracial future through his New Kenya Group, while hardliners accused him of surrender. When Blundell returned to Nairobi, a settler is said to have thrown thirty pieces of silver at him, casting him as a Judas, and critics complained they had been sold down the river. Supporters countered that accepting majority rule was the only realistic course.

British Prime Minister Harold Macmillan told South Africa's parliament that a wind of change was blowing through Africa as nationalism grew. The speech signalled that Britain accepted the coming end of its African empire.
In late April and early May 1960 Sir Milton Margai led a Sierra Leonean delegation to Lancaster House, where Britain agreed to grant independence. The date was set for 27 April 1961. Siaka Stevens broke with the delegation and refused to sign, objecting to a secret defence pact with Britain and to the decision not to hold elections before independence.
The conferences followed a recurring pattern. Britain sat around the table with local nationalist parties and, in settler colonies, with European minorities, and hammered out an independence constitution. The formula repeated familiar elements: a wider franchise moving toward majority rule, power-sharing arrangements, safeguards for minorities, and in settler colonies protections for land and private property. The same clauses reappeared from Nairobi to Salisbury.
The Northern Rhodesia conference concluded at Lancaster House in February 1961, wrestling with a franchise that would decide whether Africans or the white minority controlled the legislature. The complex voting formula was fought over bitterly and revised, but the direction was set. Northern Rhodesia went on to become independent as Zambia in 1964.
Ugandan delegates met at Lancaster House from September to October 1961 to settle the terms of independence. The hardest problem was the place of the kingdom of Buganda within a unified state, which the conference handled with a federal arrangement and special status for Buganda. A follow-up meeting in 1962 finalised the details, and Uganda became independent in October 1962.

The second conference, from February to April 1962, brought the rival parties into a coalition, with KANU under Jomo Kenyatta and KADU under Ronald Ngala sharing an interim government. The central fight was over majimbo, the regional or federal model favoured by KADU and smaller communities who feared domination by the larger groups in a strong central state. The conference produced a regional constitution as a compromise.
The conference that cleared Nyasaland's path out of the Central African Federation met at Marlborough House, not Lancaster House, with its final session on 23 November 1962. Hastings Banda's delegation secured the right to leave the Federation, a step toward independence as Malawi in 1964. The venue is a reminder that not every decolonisation conference sat at Lancaster House.
The land question that ran through the Kenya conferences was handled by buying out European farmers rather than seizing their land. Schemes such as the Million-Acre Settlement Scheme, launched in 1962, worked on a willing buyer, willing seller basis and were funded by British loans and grants. They transferred large tracts of the former White Highlands to African smallholders while protecting property rights and cushioning departing settlers.

The third conference, held in the autumn of 1963 after KANU won the pre-independence elections, fixed the timetable for full independence. Kenya became independent on 12 December 1963. Much of the majimbo regional structure agreed the year before was soon centralised once KANU held power.
On 10 September 1979 Foreign Secretary Lord Carrington opened a conference to end the Rhodesian Bush War and settle the future of the territory. Around the table sat the Patriotic Front, with Robert Mugabe of ZANU and Joshua Nkomo of ZAPU, and the Zimbabwe-Rhodesia government of Bishop Abel Muzorewa, backed by Ian Smith. Carrington drove the talks toward a new constitution, a ceasefire, and internationally recognised independence.
The land question nearly broke the conference. The settlement protected white-owned commercial farms by requiring that land be bought on a willing buyer, willing seller basis, with property rights entrenched in the constitution and unchangeable for ten years. Carrington argued this was needed to keep white farming expertise and win agreement. Critics later argued the clause locked in an unjust distribution of land and helped set up Zimbabwe's unresolved land crisis.
The independence constitution reserved 20 of the 100 seats in the House of Assembly for white voters, elected on a separate roll, for a set period. The provision was entrenched so it could not be changed for seven years. Defenders saw it as a reassurance to the white minority to make the deal possible, while nationalists accepted it as a temporary price for independence.
The agreement was signed on 21 December 1979. It restored British authority for a short transition under a governor, Lord Soames, set a ceasefire monitored by a Commonwealth force, and scheduled supervised elections. The guerrilla armies moved to assembly points as the fighting stopped. After nearly a decade of war, the deal put the territory back under London's control just long enough to hand it over cleanly.
Supervised elections in late February 1980 gave Robert Mugabe's ZANU-PF a decisive majority, and the country became independent as Zimbabwe on 18 April 1980. Some on the Rhodesian side alleged intimidation by ZANU during the campaign, while Commonwealth observers judged that the result broadly reflected the will of the voters. Mugabe became the first prime minister, ending white minority rule.
By 2000, with land still largely in white hands, Mugabe's government launched fast-track land reform and seized commercial farms, often violently. The government blamed the Lancaster House willing buyer, willing seller clause and what it called Britain's failure to fund resettlement for the slow pace of change. Critics blamed government policy, corruption, and the use of land as patronage. The dispute over who caused the crisis remains unsettled.
